I sold a camping trailer in Rodanthe, N. C. and was looking to purchase a house in the OBX when Dawn Stultz responded with an email stating she would be glad to help me and could send me listings as they came on the market via email or phone. I liked her professional manner and non pushy style and also her patience. When we finally agreed to meet and look at some listings she had found for me she spent most of the day driving me around and showing the different houses and explaining their plus' and shortcomings of each. I finally decided on a foreclosure on Ascension Dr. in Kitty Hawk. This was the foreclosure from Hell !! The bank that owned the property was located on the west coast and were not easy to do business with but Dawn persisted and finally after several months of negotiating we finally closed the deal..If anyone is looking for a real estate agent that is very professional, honest, and has lots of integrity then Dawn Stultz is the lady they need to contact.She is at Blue Horizon Realty and her office number is 1-877-667-6865 and cell number is 252-489-8687. My name is Jack Huh. My wife Charlene and I decided we would invest in a vacation home at the Outer Banks. We started looking on line and through MLS publications and quickly became overwhelmed at the amount of Real Estate Agents/firms available to help us. It seemed almost like a daunting task to find someone that we could relate to and help guide us through this process.
We finally asked an acquaintance for some help in selecting the right person and before we could finish what we were saying she said call Dawn Stultz. She came to us highly recommended. We called her, made an appointment and from the very beginning we knew we had our person.
We met and went over our wants and needs. She listened carefully, asked very meaningful questions and the next day we were ready to begin our search. Although we looked at many homes, one of the first homes she showed us is the one we purchased. That alone is testament that she had a clear understanding of what we were looking for.
We found her very knowledgeable on all subjects and she was able to direct us when questions came up. She also made herself available for phone calls and responded very quickly to emails. She certainly was a great help with the contract process which did get a little complicated.

Dawn was recommended to us by a friend who already owned property on the Outer Banks. We discussed our expectations with Dawn and she immediately began looking for properties that met our needs. Because we had a three hour drive to view homes and are very busy with our businesses it was important that our time was well planed and the home shown met our requirements. After one visit of viewing homes Dawn was able to zero in our style and expectations. We found early on when there is a good deal you need to pull the trigger because there are many buyers looking for the same. Several houses that came on the market during the week that we planned on viewing on the weekend came under contract and were accepted before we could view. Dawn will lead you through those deals worthy of consideration and guide you on "best buy deals". She also has a vast knowledge of the area and will let you know of areas to stay away from, such as areas with erosion. Dawn is not pushy, she provides the facts and helps lead you to the decision. We are very pleased with our purchase and have had great success with rentals.

Dawn made our home selling experience extremely manageable. Since we live several hundred miles away from the house we were selling we could not stop by on a regular basis.Dawn went above and beyond several times, such as when she got an estimate to fix a window that had a broken seal. It had been a number of years since we went through the home selling process. Dawn patiently answered all of our questions. She promptly replied to phone and e-mail messages.

Dawn is everything you want & need in a real estate agent. The process of buying a vacation home would have been overwhelming without her knowledge & expertise. By showing us an array of properties, she allowed us the opportunity to realize what features were most important to us. She applied no pressure on us to make a hasty decision and was honest in her assessment of the houses, pointing out the pros & cons of each. After making an offer on a property, she continued to hold our hand throughout the entire process. She recommended local inspectors, contractors, surveyors, bankers and attorneys but always with options and again no pressure. We had been looking at houses on the Outer Banks for a long time. We had spoken to several agents and viewed several houses, but nothing "clicked". Dawn called us in response to an inquiry on a listing and that was all it took to find the house (and agent) we were looking for. Dawn was able to answer all of our questions (even the dumb ones) and helped us with anything we needed all the way through closing. I can't imagine an agent doing more than she did for us throughout the buying process. She definitely went "above and beyond". I recommend her to anyone looking for an agent who will be honest and informative, will point out all of the good and bad points of a property, and help them through the hurdles of home-buying.

Dawn helped me sell my late parents' home on the Outer Banks. Selling the home was a challenge in that it had sat more or less empty for more than 7 years. When a serious buyer finally came along, her negotiating skills helped to seal the deal. I couldn't be happier!
